In January 2024, Ginkgo has acquired a stake into the "Grandes Serres" project located in the city of Pantin (Greater Paris Metropolis). The project aims to regenerate a 4.1 ha industrial site along the Ourcq Canal, 1 km from the Parc de La Villette and the 19th arrondissement of Paris.
Environmental studies revealed concentrated hydrocarbon pollution (TPH and PAH), as well as VOCs, naphthalene and BTEX in soil gases. The site is also covered by nearly 26,500 sqm of industrial buildings contaminated by lead and asbestos, which will be cleaned up and selectively demolished.
The planned redevelopment consists of an 87,300 sqm tertiary campus, comprising 56,600 sqm of offices, 16,800 sqm of hotel/coliving space, 2,900 sqm of business space and a rehabilitated 11,000 sqm historical hall. As part of the project, a walkway will also be built over the Ourcq Canal to connect the site directly to public transport and line 5 of the Paris metro.
On the basis of the density of the redevelopment, it is estimated that 36.8 ha of nature will be protected from artificialisation thanks to the rehabilitation of the site.
