The former thermal power plant was owned and operated by Iberdrola, a Spanish multinational electric utility company. The 5.9 ha site was acquired in April 2023. It is in Santurtzi in the immediate vicinity of the industrial port of Bilbao, the 4th busiest port in Spain.

In the past, the site contained very large deposits of fuel oil, associated with a buried pipeline line that supplied the former thermal power station and a former industrial landfill site, which have been removed and treated. The volume of material to be excavated to develop the site is estimated at 120,000 m³ of which 45,000 m³ is surplus material to be valorised off-site.

The planned redevelopment consists of a 34,900 sqm program, including offices, logistics space and retail spaces.

Environmental certifications such as BREEAM “Very Good“ or “Excellent“ are targeted for logistics and office buildings, and a surface area of about 11,000 sqm of green and public spaces is planned around the buildings.
